Before the purchase of a house is finalized, a buyer should be aware of the condition of the property and be clear regarding the existing problems. In some states, such as California, sellers are obligated to disclose all known material facts pertaining to the property. Regardless of the disclosures made by the seller, the buyer has the right, at his/her own expense, to conduct inspections, tests, surveys and investigations and should also have the property inspected for defects or malfunctions in all aspects. Depending on the age and location of the property, a buyer may also want to arrange specialized inspections for pest damage, structural defects, hazards from floods, earthquakes and other natural disasters, including environmental health hazards such as asbestos and lead.
