Escrow
Escrow is a time period during which the paperwork required for the sale of real property is processed. An escrow holder, otherwise known as an escrow company, or some other eligible person, acts as a neutral party or agent of both the buyer and seller. The neutral party carries out the provisions of an agreement or contract. Documents and money are collected and distributed by the escrow holder or neutral party.

Title
Title insurance insures the policyholder that he or she has a "marketable title." This requires the title to be free from any liens and attachments, except for those disclosed and acceptable to the new buyer and lender. The title insurance company guarantees against loss due to any defects in title. Title insurance also pays all expenses incurred defending against any lawsuit attacking the insured title.
